Job Description

The Director of Real Estate and Portfolio Management provides strategic leadership and oversight of the organization's real estate portfolio, supporting the planning, development, and optimization of facilities across the enterprise. This role is responsible for site acquisition, lease administration, construction and capital project management, space planning, and market expansion initiatives. The position drives sustainable real estate practices, ensures effective utilization of workplace environments, and contributes to long-term growth strategies that enhance operational efficiency, support business objectives, and strengthen the organization's physical footprint.


Essential Functions

  • Provide expert-level guidance and strategic direction working proactively to resolve escalated lease enforcement issues and be accountable for regional goals of the portfolio.
  • Oversee portfolio activities, including the review and management of new leases and amendments, while implementing plans in line with organizational standards, prioritizing quality, speed and budget efficiency.
  • Develop, implement, and monitor lease management procedures, and real estate administration frameworks. Review and analyze space utilization data, scenario plans, site assessments, and construction documentation.
  • Drive the lease management strategy and be able to adapt swiftly to shifting priorities while continuously assessing the overall validity of existing programs, priorities and teams.
  • Facilitate cross-functional team support through development processes that focus on quality and speed that maintain positive relationships with our stakeholders and mitigate risks to our assets.
  • Work collectively and communicate across the organization. Ensure alignment of proposed programs and projects with the business unit, functional area and/or organization's short and mid-term goals and strategies and drive decision making across multiple cross functional senior leaders prioritizing alignment over consensus building.
  • Inspire and influence others to protect our retail assets, partnering with Real Estate, Construction, Facilities, Lease Administration, Operations, and other cross-functional teams to resolve issues that arise throughout the life cycle of a lease to ensure our members and employees have a positive experience.   • Collaborate with internal stakeholders to structure real estate solutions that balance operational requirements, cost efficiency, and growth objectives.
  • Oversee capital projects, construction timelines, and market entry planning to support expansion and modernization efforts.
  • Ensure compliance with regulatory requirements, safety standards, internal controls, and sustainability best practices.
  • Provide guidance and training to facilities teams, project managers, and operational staff on real estate standards and procedures. Participate in strategic planning to align real estate and construction operations with organizational goals.

 

Qualifications

Minimum Formal Qualifications for this Position:

  • REQUIRED: Bachelor's Degree Business Administration, Real Estate, Facilities Management, Construction Management, Architecture, Engineering, or related fields. 
  • REQUIRED: 8+ years leading real estate administration functions, managing facilities operations, overseeing lease portfolios, and collaborating with operational and executive teams. 
    • REQUIRED: To include 3+-years in lease management, space planning, construction project management, market entry planning, sustainability initiatives, regulatory compliance, and team leadership. 

Technical or Specialized Knowledge/Skills:

  • Knowledge of facilities operations principles, lease administration, and real estate lifecycle management.
  • Ability to analyze space utilization data, construction plans, financial impacts, and operational requirements.
  • Skill in developing and enforcing facilities policies, lease procedures, and project management frameworks.
  • Knowledge of regulatory requirements, safety standards, and environmental considerations related to real estate operations.
  • Ability to identify operational risks, mitigate facilities issues, and optimize real estate utilization across diverse locations.
  • Skill in collaborating with cross-functional teams to support branch operations, expansion efforts, and organizational growth.
  • Ability to produce detailed facilities reports, project updates, and real estate performance assessments.
  • Knowledge of internal controls, construction oversight processes, and sustainability frameworks.
  • Skill in training and mentoring facilities staff, project managers, and operational partners.
  • Ability to communicate real estate decisions, project progress, and operational findings clearly to stakeholders.
  • Knowledge of facilities systems, construction methodologies, and space & scenario planning tools.
  • Skill in strategic planning to align real estate administration with organizational objectives.
  • Ability to develop presentations with trade and mapping, comps, deal points, etc.
  • Ability in presenting to executive leadership during monthly real estate committee meetings.
  • Skilled in working with local brokers to ascertain market intelligence and growth areas.

Additional Information

PAY RANGE: $156,000 - $182,000 Annually (S19), plus 20% annual target bonus.

Final compensation for this position will be determined by various factors such as relevant work experience, specific skills and competencies, education, certifications, location and internal pay equity.
