Vice President / Assistant Vice President, Project Management (Retail and Wealth Management Branches)

Job Objective

As the Head of Project Management for Retail Branches and Wealth Management Centre, you will lead the end-to-end design, project delivery, and transformation of DBS’s retail branch footprint and flagship Wealth Management centers in Hong Kong. In this role, you will bridge the gap between architectural design, client experience, and rigorous construction execution via robust procurement and cost management. You will drive our physical branch network strategy, transforming traditional banking spaces into high-end Wealth Management hubs, flagship centers, and modern customer advisory experiences.

Job Responsibilities

• Strategic Project Portfolio Delivery: Lead the end-to-end execution of retail real estate capital projects, ensuring they are planned with detailed programs, justified budgets, and delivered to institutional-grade quality standards.
• Design & Client Experience Governance: Partner with internal stakeholders to define physical space standards, digital integrations, and luxury hospitality amenities, ensuring a balance of privacy, comfort, security, and hospitality.
• Vendor & Supplier Management: Lead procurement, tender evaluation, and contract negotiations. Build and manage a robust network of consultants and suppliers while implementing strict performance metrics and risk management.
• Financial Control & Governance: Manage the multi-million-dollar retail CAPEX budget, establishing rigorous cost control, change order management, and financial forecasting protocols.
• Regulatory Compliance: Ensure all fit-out projects comply with Hong Kong regulatory and statutory requirements (e.g., BD, FSD, EMSD, BFA, MOE, BEEO, OSH, PNAP) and maintain accurate documentation for audits.
• Sustainable Real Estate: Embed ESG and sustainability principles (e.g., LEED, BEAM) into all branch designs and fit-outs.
• Stakeholder Management: Regularly engage with Consumer Banking, Finance, and Facility Management on network distribution planning and business case preparation.
• Resource Planning: Plan and allocate team resources effectively, considering individual strengths to meet project timelines.

Job Requirements

• Education: Degree in Project Management, Architecture, Interior Design, Building Surveying, Engineering, Construction Management, Corporate Real Estate management, or related discipline.
• Experience: 12+ years of progressive project delivery experience within Corporate Real Estate, with at least 5 years leading Hong Kong Retail Banking fit-outs or Wealth Management Centre programs.
• Track Record: Proven success delivering complex, high-spec retail build-outs from budget to handover.
• Domain Knowledge: Strong technical knowledge of interior fitting-out, retail banking design (critical for HK regulatory/statutory requirements), security systems, and digital AV/VC integrations.
• Stakeholder Management: Exceptional communication skills with the ability to influence C-suite executives, Business Unit heads, and external partners.
• Leadership: Strategic leadership style with experience managing cross-functional teams, external project managers, and general contractors.
